What is a measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, a certified appraiser takes measurements of your home or property with a measuring tool — either a tape or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like closets, entryways, and fireplaces. They may make a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total area of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services required?

Challenging property taxes

Property tax records frequently reflect incorrect square footage because the values can come from many sources, and sometimes go unverified — meaning you may be paying for more square footage than you actually have! Unless an appraiser has performed a recent evaluation or home measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting your taxes. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A home measurement service will ensure that you're paid fair market value for your property. Square footage is one of the most important elements potential buyers examine when purchasing a home — but since square footage values are often approximated rather than properly measured, your listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the selling price of the home as well as the number of potential buyers. The only sure method of using a precise GLA when listing your property is to reference a recent appraisal or measurement service completed by an appraiser (after any renovation that might have affected square footage).

For real estate professionals

To make sure that your client's property closes at a price that appropriately reflects true market value, we recommend seeking a measurement of the property. Your clients, and potential buyers, will appreciate your attention to detail, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic for getting potential buyers interested because they can see the layout and features of the home before and after a tour.
